Modern two - storey refurbishment

This two-storey rear extension in Chelsea in London saw the full demolition of previous additions to the home and a reorganisation of the ground and basement floor layouts. The previous rear extension was dark and spoiled by over-bearing adjacent buildings, however, through the use of various glazing systems the home is now flooded with natural light, enabling the interior design to shine.

The architect for this project, Byron Bassington from Schofield Surveyors, sought to create a modern double-height extension to the rear of this traditional terraced residential property. The aim of this project was to increase the levels of natural light within the property while providing a stronger connection between the basement living spaces and the ground floor rooms.

The basement level of this property comprises an open-plan dining room and kitchen space which now benefits from light flooding through the structural glass floors installed to the ground floor. These two large walk-on glass floors add a contemporary aesthetic to the property while bridging the divide between lower floors levels.

These structural glass floors were designed with a very minimalistic finish to provide an almost frameless appearance. A slim area surrounding the glazing was back painted black to conceal where the glazing is fixed into the floor – resulting in a sophisticated finish.

 

IQ heated glass was installed in one of the glass floor installations to create a modern alternative to underfloor heating. This specialist heated glass can be controlled via a thermostat to generate as much or a little radiant heat as desired at a comfortable level.

Above the heated glass floorlight is a sliding box rooflight that offers outstanding views of the sky while channeling light down into the ground floor and through the floorlight, into the basement rooms. The HERA was specified here, to achieve a sliding box rooflight that can be used to travel between the main home and the rooftop terrace.

 

This sliding box rooflight serves as the roof for the new double-height extension, thanks to the bespoke nature of the system meaning large sizes can be accommodated. The box rooflight uses high specification motors to achieve a smooth sliding motion that is seamless every time.

As well as the sliding access rooflight, minimal windows® were also installed as windows into this new living space which looks out onto a raised, custom-built planter. These minimally framed sliding windows further help to draw as much light into the property as possible thanks to the beautifully slim, unobstructive frames.
